    The Project

Lancaster Gate, W2, is one of London's great Victorian residential terraces — a sweep of stucco-fronted townhouses overlooking Hyde Park, now being carefully restored and converted into eleven exceptional lateral apartments.

Choice Finishes was appointed as the specialist plastering contractor for the full interior restoration programme. The scope encompassed every plastered surface across all eleven apartments: from structural lime render on the original masonry walls to the intricate ornamental cornice and ceiling rose work that defines these Victorian interiors.

The project has been live since 2023 and continues through to mid-2026 — one of the most sustained and complex heritage plastering commissions currently under way in London.

    The Work Delivered

The scope demanded the full breadth of our heritage plastering capability — structural lime work, decorative fibrous plaster, and painstaking ornamental restoration, delivered to conservation standard throughout.

    Lime Plastering

Full multi-coat lime plaster application to all original masonry walls and ceilings throughout the 11 apartments. Specification matched to the original Victorian construction — scratch, float, and setting coats using a traditional hot lime mix, achieving the characteristic warmth and texture of the period.

    Fibrous Plaster Restoration

Survey, mould-taking, and reproduction of all surviving Victorian cornices, ceiling roses, panel mouldings, and enrichments. Where original fabric was lost, new castings were produced from surviving sections — every profile matched to within millimetres of the original.

    Ornamental Repairs

In-situ repair of fragile surviving plasterwork using lime-based consolidants and careful splicing of new fibrous sections into original ornament. Patination and colour-matching to make all repairs invisible at close inspection.

"A programme of this scale — sustained over three years, to conservation standard throughout — is a demonstration of what Choice Finishes exists to deliver: complex heritage plastering, on time, at the highest level of craft."
